“Ventilated facade” appears in the specification sheet. Most buyers see it, register it as a positive signal, and move on. Few understand what it means for the building’s performance — or their ownership costs — over 15 years.

The distinction worth understanding is this: in a traditional exterior insulation system (ETICS), polystyrene is bonded directly to the structural wall and finished with plaster. In a ventilated facade, the insulation layer is separated from the outer cladding by an air gap of several centimetres, with the cladding fixed on a metal substructure.

That air gap does several things simultaneously.

Moisture. Any vapour that migrates outward from inside the building — or any water that penetrates the outer cladding — is evacuated through the air gap rather than trapped against the insulation. In ETICS systems, trapped moisture degrades thermal performance progressively and causes the plaster finish to crack and detach. In Romania’s climate, with winter temperatures falling below -15°C and summer peaks above 38°C, the thermal cycling that drives this degradation is significant.

Summer heat. Solar energy absorbed by the outer cladding creates an upward air current inside the gap, evacuating heat before it reaches the wall. Internal temperatures are lower with no additional energy consumption.

Maintenance. ETICS requires periodic resealing and repainting of the plaster finish — a cost that falls on the residents’ association, not the developer. A ventilated facade requires no periodic maintenance of the outer envelope.

Acoustic performance. The outer cladding reflects sound; the insulation layer absorbs what passes through. The result is measurably better acoustic isolation than a traditional plaster finish over polystyrene.

The initial installation cost of a ventilated facade is higher. The 20-year total cost of ownership is lower. For an investor evaluating net yield over a holding period, that difference is not a detail — it is part of the asset’s operating cost structure.
